· Upgrade heating, ventilation, and air conditioning systems. - $72,000*

Phase III
· Restore interior and exterior of the Sunroom. - $63,000*
· Perform necessary interior renovations, including plastering, painting, papering, plumbing improvements, and handicap accessible restroom. - $128,000*
· Perform miscellaneous improvements including fireplaces, kitchen, pantry, recreation of Dr. Dawson's office, dumbwaiter, pergola, driveways, sidewalks. - $238,000*

This plan was developed by the architectural firm of Hanbury, Evans, Wright and Vlattas of Norfolk, Virginia, and was partially funded by a preservation services grant from the National Trust for Historic Preservation.
